Location

  • Location is the single most important factor in determining the value of your home.

Timing

  • Factors such as school schedules and holidays should be considered.

Competition

  • Buyers will perceive value based upon properties that have sold or are available in the area and they’ll compare your property against other competing properties.

Condition

  • The condition of the property affects the price and speed of the sale. Buyers often make purchases based on emotion, first impressions are crucial. Optimizing the physical appearance of your home will maximize the buyer's perception of value.

Price

  • Pricing your home properly from the beginning is an important factor in determining the length of time it will take to sell your home.

What is the Best asking Price for Your Home?

In determining the asking price for your home, we need to consider why you have chosen to put your home on the market. In most cases, the higher the asking price, the longer it takes for the home to sell. Overpriced homes are not as competitive as those that are well priced on the market. They are often shown only to help bring offers on other well priced properties.

Here are some important considerations in determining your price:

  • Have you found another property, the purchase of which is contingent on the sale of your home?
  • If you are relocating, what is the timing of your move?
  • Are local home sales and prices currently increasing, decreasing or remaining stable?
  • Do you have an alternative residence allowing you more flexibility?
